Special note to those doing a corporate relocation, military transfer or just moving here from out of town. If you give me advanced notice, I'll block entire days out of my schedule to take care of you and your real estate search. I will evaluate your needs and wants and locate homes / properties that fit those specifications in the locations you prefer.
I sell real estate in more than one city. I can help you find your new home in Virginia Beach, Chesapeake, Suffolk, Norfolk, Portsmouth, Hampton or Newport News, Virginia.
I will assist you in locating a mortgage loan officer that meets your needs to determine the size of mortgage that you can afford (pre-approval), and show properties in that price range.
I will assist in viewing properties -- accompany you on the showings, or preview the properties on your behalf to insure that the identified specifications are met.
I will research the selected properties to identify any problems or issues to help you make an informed decision prior to making an offer to purchase the property.
After reviewing neighborhood sales and comparable listings in the neighborhood of the home you wish to purchase, I will advise you on the best way to structure your offer to purchase the home.
I will present your offer to the seller's agent and the seller on the your behalf.
I will negotiate on your behalf to help obtain the identified property -- keeping your best interests in mind.
I will assist in securing full financing for the selected property.
Upon contract ratification (approval), I will assist you in obtaining any required services by home inspectors, attorneys, title companies, termite & moisture inspectors, movers, temporary lodging, etc.
I will attend all required inspections on the home to ensure your interests are met.
I will attend closing and make myself available for any questions or concerns you may have after closing and move in.
Additionally, if you are not familiar with the home buying process, please note that you, as the buyer, will not typically pay for my services. When sellers choose to list their home in a Multiple Listing Service (MLS), then they are required to offer compensation to the buyer's agent. Although I would be getting paid by the seller at the time of closing, I still work exclusively for you to promote only your interests as the seller will typically have another agent representing them. There are some exceptions to this such as "Dual Agency" and some "For Sale by Owner" properties that I will discuss with you prior to looking at any properties. With this in mind, it only makes sense to call me today for the benefit of my professional services prior to embarking on your home search.
