How I Get My Listings Sold
Aggressive Marketing - Quicker Sale - Flexible Commission
I’ve been a full time, full service Realtor ® since 2003, since which time I have had many satisfied clients. As a retired U.S. Navy veteran, I spent most of my service in, and have become very familiar with Virginia Beach and the surrounding Hampton Roads area. · If you are planning to sell your home in Virginia Beach, Chesapeake, Norfolk or the greater Hampton Roads area, we are currently experiencing a buyer's market and slower than normal sales in the area.
· Homeowners looking to sell need an agent who will market their listing for extreme exposure to ensure it reaches as many qualified home buyers as possible. More home buyer exposure equals a greater chance to sell your home.
Overall Marketing Strategy
An estimated 80% of today’s homebuyers start their search on the internet. Newspaper and periodical advertising is becoming less utilized, therefore less relevant.
· When you list your home with me, your listing will get maximum internet and homebuyer exposure through as many as 30 or more internet sites including national and local leading home search websites and online classified advertising as explained below.
· I submit your listing to the REIN Multiple Listing Service (MLS) where all member agents will be able to view it via the power of the internet and email the information to their qualified homebuyer clients. The MLS basically gets all local Agents/Realtors ® working to sell your home.
· All my MLS listing are additionally exported to Realtor.com and the consumer home search websites HRMLS.com and Homes.HamptonRoads.com.
· Through the power of syndication, when I add your listing to my Homes.com website, EdSellsVaBeach.com, it is again automatically uploaded to a minimum of 19 other leading national home search websites an online classified advertising websites. See where your listing will go!
· In addition to the above mentioned sites, I personally enter your listing info to other sites, such as MilitaryByOwner.com, Facebook, BackPage.com, Postlets.com and more.
· Single Property Websites are also available through Homes.com and Postlets.com. This further enhances your exposure on the internet.
· Virtual tours are also available to enhance the homebuyer’s online experience and make your property stand out among the competing listings.

Additional Marketing & Services
· Your listing is featured in my monthly E-Newsletter sent to all my previous clients, prospects, and other contacts.
· I make sure local Realtors ® see your listing by sending them an Email Feature Sheet of your listing. This way, if they have a homebuyer client looking for a home that meets the same description, they can send it directly to them.
· I often get more homebuyers to view my listings via Open House than any other method of advertising. Therefore I’m always willing to hold a house open with your prior approval and at a time that fits your schedule.
· Your neighbors are a great source for potential homebuyers as they may know people wanting to move into the neighborhood, so I send "Just Listed" & "Open House" Postcards to those areas.
· Follow up on showings and communicate results back to you.
· Present offers for negotiating and discuss the strengths and weaknesses of each offer.
· Obtain mortgage qualifying information for potential homebuyers by personally calling their mortgage officer to ask about any potential problems, if any.
· Coordinate all details from contract to closing by maintaining contact with the loan officer, closing agent, home inspector and so on, at all times maintaining your best interests and confidentiality.
· Arrange all required inspections and attend each inspection to protect your interests.
· Attend closing with you, to make sure everything closes on time and without situation.
Pre-Listing Interview
- I get a chance to preview the house so that I know what it is that you are asking me to sell.
- I will make "recommendations" for any home repairs or updates, cleaning, reorganizing, & staging that I feel will help to sell your home more quickly.
- I will provide you with a Market Analysis of your neighborhood or surrounding area so that you can see the comparable homes that have recently sold or are currently on the market.
- Together, we will discuss the market value and determine the initial list price.
- If we are in agreement and feel comfortable with each other, we will draw up a listing agreement and decide on the listing date.
Pre-Listing Preparations
- I will provide information on available Home Warranty plans if you are interested in purchasing a warranty for the buyer as an incentive or to cover you prior to the house selling.
- I will prepare and present a Seller's Net Proceeds sheet so that you can see an estimated return on the sale at the agreed upon list price.
- I will provide professional quality highlight sheets to show off your home to potential buyers.
- I will have one of my preferred mortgage lenders prepare a flyer showing several financing options for potential buyers.
- I provide a professional "For Sale" sign to be installed.
- I provide a lock box for Realtor access to the house. As added security, I can arrange to have a "Call Before Showing" (CBS) code on the box. This requires all agents to call me for the code prior to gaining access. This allows me to better track who enters the home and when.
- You complete any agreed upon repairs, cleaning, reorganizing or staging.
